| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
Required to be imposed pursuant to Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development hereby permitted shall be carried out in accordance with the application form and drawing number:
A19-0003- 0001 received on 5 August 2020 by the Local Planning Authority. No material variation from these plans shall take place unless otherwise first agreed in writing with the Local Planning Authority.
The reason for the condition is :-
In order that the development hereby permitted shall be fully implemented in complete accordance with the approved plans and to accord with the Great Yarmouth Borough-Wide Local Plan. |
| 3. | The materials to be used in the construction of the external surfaces of the development shall match the external materials used in the existing dwelling.
The reason for the condition is :-
In the interest of the character and amenity of the area in accordance with the Great Yarmouth Borough-Wide Local Plan. |
| 4. | Prior to the use of the mezzanine roof deck hereby permitted the obscured side glass panels shall be erected in accordance with approved plan (A19-0003- 0001) and retained in the approved form thereafter

In the interests of the residential amenities of the occupiers of nearby dwellings. |
| 5. | Construction work shall not take place outside the following hours:-
07:30 to 18:00 Monday to Friday
08:30 to 13:30 Saturdays
No work on Sunday or Bank Holidays.

| 6. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposal meets the requirements of Policy BNV18 of the adopted Great Yarmouth Borough-wide Local Plan and Policies CS6,CS9 and CS16 of the Core Strategy (2015) (CS). |
