No.Condition Text
1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the following plans (drawing nos: 0010 P1,0012 P1, 0013 P1, 0014 P1, 0016 P1,0017 P1) received by the Local Planning Authority on the 29th August 2020 along with the recommendations contained in the Flood Risk Assessment & Surface Water Drainage Strategy Revision 0 (plandescil dated August 2020) received on the 19th August 2020. The reason for the condition is:- For the avoidance of doubt.
3.Prior to the first use of the development hereby permitted the proposed access on-site car/ ridgid/tractor/trailer parking servicing loading unloading turning waiting area shall be laid out, demarcated, levelled, surfaced and drained in accordance with the approved plan and retained thereafter available for that specific use. The reason for the condition is: - To ensure the permanent availability of the parking/manoeuvring areas, in the interests of satisfactory development and highway safety.
4.Prior to the commencement of any works, a surface water drainage scheme shall be submitted to and agreed in writing by the Local Planning Authority. The development shall be carried out in accordance with the approved details. The reason for the condition is :- To ensure that surface water is disposed of suitably.
5.Prior to the construction above damp proof course, a scheme for on-site drainage works, including connection point and discharge rate, shall be submitted to and approved in writing by the Local Planning Authority. Prior to the first use of any phase, the foul water drainage works relating to that phase must have been carried out in complete accordance with the approved scheme. The reason for the condition is: - To prevent environmental and amenity issues arising from flooding.
6.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the main aims of Core Policy CS06 from the adopted Core Strategy.
