1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- Required to be imposed pursuant to Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The developments hereby permitted shall be carried out in accordance with the submitted application form and drawing numbers: S-001, S-002 and S-003 received on 31 July 2020 by the Local Planning Authority and shall be retained in the approved form thereafter. No material variation from these plans shall take place unless otherwise first agreed in writing with the Local Planning Authority. The reason for the condition is :- In order that the development hereby permitted shall be fully implemented in complete accordance with the approved plans and to accord with the Great Yarmouth Borough-Wide Local Plan.
3.Materials to be used in the construction of the external surfaces of the development hereby permitted shall match the external materials used in the existing dwelling's rear development. The reason for the condition is :- In the interest of the character and amenity of the conservation area in accordance with the Great Yarmouth Borough-Wide Local Plan
4.Construction work shall not take place outside the following hours:- 08:00 to 18:00 Monday to Friday. 08:30 to 13:30 Saturday No work shall take place on Sundays or Bank Holidays. (These hours shall only apply to work generating noise that is audible at the boundary of the nearest noise sensitive property). The reason for the condition is :- In the interests of the residential amenities of the occupiers of nearby dwellings.
5.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the criteria for domestic additions set out in saved Policy HOU18 of the Great Yarmouth Borough-Wide Local Plan and Policy CS10 of the Great Yarmouth Local Plan: Core Strategy, paragraph 200 of The National Planning Policy Framework (NPPF) and The Planning (Listed Buildings and Conservation Areas) Act 1990 (Section 72).
6.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner.
