1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- Required to be imposed pursuant to Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The developments hereby permitted shall be carried out in accordance with the submitted application form and drawing numbers: 2020003-01 and 202003-02 Rev B received on 7 July 2020 by the Local Planning Authority and shall be retained in the approved form thereafter. No material variation from these plans shall take place unless otherwise first agreed in writing with the Local Planning Authority. The reason for the condition is :- In order that the development hereby permitted shall be fully implemented in complete accordance with the approved plans and to accord with the Great Yarmouth Borough-Wide Local Plan.
3.Materials to be used in the construction of the external surfaces of the developments hereby permitted shall match the external materials used in the existing dwelling. The reason for the condition is :- In the interest of the character and amenity of the conservation area in accordance with the Great Yarmouth Borough-Wide Local Plan
4.The floor levels of the proposed developments hereby permitted shall not be set lower than the existing levels of the existing dwelling The reason for the condition is :- In the interests of the flood prevention and residential amenities of the occupiers of nearby dwellings.
5.Prior to the construction of the developments hereby permitted, the existing side extension shall be demolished and measures to prevent the deposit of debris on the public highway, adjoining properties shall be implemented. The developer must ensure that objects cannot fall outside the site boundary and any materials arising from the demolition works shall be securely stored in a safe location. There shall be no burning of any materials on site. The reason for the condition is :- In the interests of the residential amenities of the occupiers of nearby dwellings.
6.Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order 2015 (or any order revoking and re-enacting the order) no windows or other openings (except those shown on the approved drawings) shall be inserted into the walls or roofs of the dwelling's west/rear elevation hereby permitted without the prior consent of the Local Planning Authority. The reason for the condition is:- In the interests of the residential amenities of the occupiers of nearby dwellings.
7.The additional accommodation hereby permitted shall only be used by the occupiers of the adjoining dwelling, or their dependants, and shall not be used as a separate dwelling or let separately for holiday purposes. The reason for the condition is :- This permission is granted under exceptional circumstances for a form of development not normally permitted by the Local Planning Authority and to enable the Authority to retain control over the use of the site.
8.Construction work shall not take place outside the following hours:- 08:00 to 18:00 Monday to Friday. 08:30 to 13:30 Saturday No work shall take place on Sundays or Bank Holidays. (These hours shall only apply to work generating noise that is audible at the boundary of the nearest noise sensitive property). The reason for the condition is :- In the interests of the residential amenities of the occupiers of nearby dwellings.
9.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the criteria for domestic additions set out in saved Policy HOU18 of the Great Yarmouth Borough-Wide Local Plan.
