1. | The development to which this permission relates must be begun not later than the expiration of two years from the final approval of the reserved matters or, in the case of approval on different dates, the final approval of the last such matter to be approved.
The reason for this condition is:-
The time limit condition is imposed in order to comply with the requirements of Section 92 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
2. | The development shall be carried out in accordance with the following plans received by the Local Planning Authority on 7 September 2020
(All reference 19166BAC-DR-A-Decoy-Rd-RM) 0002 Existing site plan; 0202 proposed site plan; 0203 landscape plan; 0205, Type A plan; 0206, type A Elevations; 0207 Type B plan; 0208 Type B elevations.
The reason for the condition is :- For the avoidance of doubt. |
3. | Prior to the commencement of development and notwithstanding the requirement to carry out a bat survey in compliance with condition 16 of the outline planning permission reference 06/17/0266/O the developer shall submit a written Preliminary Environmental Assessment to the local Planning Authority and where appropriate conduct mitigation and enhancement in association with the findings of the assessment at the appropriate time in the development process as suggested by the PEA.
The reason for the condition is :- To ensure the protection and mitigation of the ecological interest. |
4. | Before construction commences, further details of the extent of the Root Protection Areas for trees on the Decoy Road side of the site shall be provided in written and drawn form together with the means by which these shall be protected during the works, to the Local Planning Authority. These details shall be approved in writing by the Local Planning Authority before construction starts and the agreed means of protection also put in place before construction commences and retained for the duration of works that might impact on the trees.
The reason for the condition is :- These trees while not of sufficient value for preservation orders do provide character to the road scene and amenity value to the site. |

Condition 10 of the outline application 06/17/0266/O required details of boundary treatment as pre-commencement matters. The details on drawing 0203 landscape plan are considered to discharge this condition. |
