1.The proposal will create a poor standard of residential amenity for future occupants of the development by virtue of internal rooms lit be sun-pipes and overall flat sizes at or slightly below the government's Technical housing standards -nationally described space standard, where further necessary adaption of the buildings to meet building regulations is likely to still further reduce the available space within the flats. The proposal will cause loss of outlook and light for the property to the north as a result of the proposed two storey extension and the raised access platform will cause a loss of privacy very close to the windows serving that property as will the secondary windows serving the bedrooms. The proposal is therefore contrary to national planning policy whre the NPPF at paragraph 127(f) requires that development creates places that are safe, inclusive and accessible and which promote health and well-being, with a high standard of amenity for existing and future users" .....and the Great Yarmouth Borough Council Core Strategy policy CS09 which requires protection of the amenity of existing and future residents.
2.The rear yard proposed is disproportionately small for a development of this quantum, while policy does not describe a minimum standard, the available yard-space is considered not to offer the high standard of amenity as required by Great Yarmouth Borough Council Core Strategy policy CS09
