1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- Required to be imposed pursuant to Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The change of use (A3 to A5) hereby permitted shall be carried out in accordance with the submitted application form drawing received on 12 June 2020 by the Local Planning Authority and shall be retained in the approved form thereafter. No material variation from these plans shall take place unless otherwise first agreed in writing with the Local Planning Authority. The reason for the condition is :- In order that the development hereby permitted shall be fully implemented in complete accordance with the approved plans and to accord with the Great Yarmouth Borough-Wide Local Plan.
3.The unit (No.43 ) hereby permitted shall be used for A5 (Takeway) only and notwithstanding the provisions of the Town and Country Use Classes Order 1987 (or any Order revoking or re-enacting that Order) not be used for any other purposes of Change of Use Classes. The reason for the condition is:- In the interests of the amenities of the occupiers of adjacent premises and the locality.
4.No commercial activities shall take outside the following times:- 23.00pm to 10.00am Monday to Friday, 23.30 to 10.00am Saturday and 22.00 to 10.00am Sunday (including public holidays). The reason for the condition is :- In the interests of the amenities of the occupiers of adjacent premises and the locality.
5.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the requirements of Policy CS6, CS8 and CS16 of the adopted Core Strategy (2015) (CS), paragraph 200 of The National Planning Policy Framework (NPPF) and The Planning (Listed Buildings and Conservation Areas) Act 1990 (Section 72).
