1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- Required to be imposed pursuant to Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development hereby permitted shall be carried out in accordance with the submitted application form and a drawings and photographs received on 29 June 2020 by the Local Planning Authority and shall be retained in the approved form thereafter. No material variation from these plans shall take place unless otherwise first agreed in writing with the Local Planning Authority. The reason for the condition is :- In order that the development hereby permitted shall be fully implemented in complete accordance with the approved plans and to accord with the Great Yarmouth Borough-Wide Local Plan.
3.The garage hereby permitted shall only be used for private domestic use in connection with adjoining dwelling. The reason for this condition is:- In the interests of the residential amenities of the occupiers of adjacent property.
4.No business or commercial activity shall be carried on, within, or from the garage hereby approved. The reason for the condition is:- In the interests of the residential amenities of the occupiers of adjacent property.
5.Notwithstanding the provision of the Town and Country Planning (General Permitted Development) Order (2015), (or any Order revoking, amending or re-enacting that Order) no gates/bollard/chain/other means of obstruction shall be erected across the approved access unless details have first been submitted to and approved in writing by the Local Planning Authority. The reason for the condition is: - In the interests of highway safety.
6.The driveway length in front of the garage shall be at least 6 metres as measured from the garage doors to the highway boundary. The reason for the condition is: - To ensure parked vehicles do not overhang the adjoining public highway, thereby adversely affecting highway users.
7.Prior to the commencement of construction works, tree protection measures ( protective fencing) shall be erected to protect the adjacent Oak tree and its canopy in accordance with Tree Preservation Order No.5 Plan Number TM 4699 ( 2007) and retained intact for the full duration of the development hereby approved and shall not be removed or repositioned without the prior written approval of the Local Planning Authority. The protective measures shall be implemented without causing an impact on pedestrians and highway safety. The reason for the condition is :- To ensure the continued well being of the trees in the interests of the amenity and environmental quality of the locality.
8.Construction work shall not take place outside the following hours:- 08:00 to 18:00 Monday to Friday, 08:30 to 13:30 Saturday No work shall take place on Sundays or Bank Holidays. (These hours shall only apply to work generating noise that is audible at the boundary of the nearest noise sensitive property). The reason for the condition is :- In the interests of the residential amenities of the occupiers of nearby dwellings.
9.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the criteria for domestic additions set out in saved Policy HOU18 of the Great Yarmouth Borough-Wide Local Plan and CS16 of the adopted Core Strategy.
