| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
Required to be imposed pursuant to Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development hereby permitted shall be carried out in accordance with the submitted application form received on 16 June 2020 and revised drawing number: 1495/1 Rev A (Aug.'20)1 received on 11 August 2020 by the Local Planning Authority and shall be retained in the approved form thereafter. No material variation from these plans shall take place unless otherwise first agreed in writing with the Local Planning Authority.
The reason for the condition is :-
In order that the development hereby permitted shall be fully implemented in complete accordance with the approved plans and to accord with the Great Yarmouth Borough-Wide Local Plan. |
| 3. | Materials to be used in the construction of the external surfaces of the development shall match the external materials used in the existing dwelling.
The reason for the condition is :-
In the interest of the character and amenity of the area in accordance with the Great Yarmouth Borough-Wide Local Plan. |
| 4. | Prior to the first use of the developments hereby permitted, the proposed first floor window on northwest elevation shall be obscured glazing to the extent that intervisibility is excluded and shall be retained in the approved form thereafter.
The reason for the condition is :-
In the interests of the residential amenities of the occupiers of nearby dwellings. |
| 5. | Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order 2015 (or any order revoking and re-enacting that Order) no windows other than those shown on the approved plans shall be inserted on the first floor of northwest and southwest elevations including the roof of the development without the prior consent of the Local Planning Authority.

| 6. | Prior to the first use of the garage hereby permitted, a roller shutter shall be fitted to the opening and be retained in the approved form thereafter and only be used for private domestic use in connection with adjoining dwelling.

In the interests of the residential amenities of the occupiers of adjacent property and highway safety. |
| 7. | Prior to the commencement of the use hereby permitted the existing vehicular access shall be widened to a minimum width of 7.0 metres in accordance with the Norfolk County Council residential access specification the details to be agreed in writing by the Local Planning Authority. Arrangement shall be made for surface water drainage to be intercepted and disposed of separately so that it does not discharge from or onto the highway carriageway.
The reason for the condition is :-
To ensure construction of a satisfactory access and to avoid carriage of extraneous material or surface water from or onto the highway in the interests of highway safety and traffic movement. |
| 8. | Prior to the first use of the development hereby permitted the proposed access and on-site car parking area shall be laid out, demarcated, levelled, surfaced and drained in accordance with the approved plan and retained thereafter available for that specific use.
The reason for the condition is :-
To ensure the permanent availability of the parking/manoeuvring areas, in the interests of satisfactory development and highway safety. |
| 9. | Construction work shall not take place outside the following hours:-
08:00 to 18:00 Monday to Friday,
08:30 to 13:30 Saturday
No work shall take place on Sundays or Bank Holidays. (These hours shall only apply to work generating noise that is audible at the boundary of the nearest noise sensitive property).

| 10. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposal meets the criteria for domestic additions set out in saved Policy HOU18 of the Great Yarmouth Borough-Wide Local Plan. |

This development involves works within the public highway that can only be carried out by Norfolk County Council as Highway Authority unless otherwise agreed in writing.
It is an OFFENCE to carry out any works within the Public Highway, which includes a Public Right of Way, without the permission of the Highway Authority. Please note that it is the Applicant's responsibility to ensure that, in addition to planning permission, any necessary consents or approvals under the Highways Act 1980 and the New Roads and Street Works Act 1991 are also obtained from the County Council. Advice on this matter can be obtained from the County Council's Highway Development Management Group. Please contact Stuart French on 01603 638070.
If required, street furniture will need to be repositioned at the Applicant's own expense.
Public Utility apparatus may be affected by this proposal. Contact the appropriate utility service to reach agreement on any necessary alterations, which have to be carried out at the expense of the developer. |
