| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
Required to be imposed pursuant to Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The developments hereby permitted shall be carried out in accordance with the submitted application form Design and Access Statement and drawing numbers: BS01-S-01 Rev A (Sheet 001) , BS01-P-01 Rev A1 (Sheet 001) , BS01-P-01 Rev A1(Sheet 002) , BS01-S-01 Rev A1(Sheet 003) and BS01-S-01 Rev A1 (Sheet 004) received on 26 May 2020 by the Local Planning Authority and shall be retained in the approved form thereafter. No material variation from these plans shall take place unless otherwise first agreed in writing with the Local Planning Authority.
The reason for the condition is :-
In order that the development hereby permitted shall be fully implemented in complete accordance with the approved plans and to accord with the Great Yarmouth Borough-Wide Local Plan. |
| 3. | Materials other than those stated on the submitted application form received on 26 May 2020 by the Local Planning Authority, to be used in the construction of the external surfaces of the development shall match the external materials used in the existing dwelling.
The reason for the condition is :-
In the interest of the character and amenity of the area in accordance with the Great Yarmouth Borough-Wide Local Plan. |
| 4. | Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order 2015 (or any order revoking and re-enacting that Order) no windows other than those shown on the approved plans shall be inserted on the roof and south elevation of the dwelling without the prior consent of the Local Planning Authority.
The reason for the condition is:-
In the interests of the residential amenities of the occupiers of nearby dwellings. |
| 5. | The developer must carry out an asbestos survey prior to prior to the construction works for the proposed development in order to identify asbestos containing materials (ACMs). The developer has a legal duty to remove most ACMs before demolition and some ACMs must be removed by contractors licensed by the Health and Safety Executive (HSE). If at any stage during demolition asbestos is suspected the work should be stopped and the material investigated.
The reason for the condition is :-
To ensure that the development can be carried out safely without unacceptable risks to workers, neighbours and other offsite receptors. |
| 6. | Construction work shall not take place outside the following hours:-
08:00 to 18:00 Monday to Friday.
08:30 to 13:30 Saturday
No work shall take place on Sundays or Bank Holidays. (These hours shall only apply to work generating noise that is audible at the boundary of the nearest noise sensitive property).
The reason for the condition is :-
In the interests of the residential amenities of the occupiers of nearby dwellings. |
| 7. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposal meets the criteria for domestic additions set out in saved Policy HOU18 of the Great Yarmouth Borough-Wide Local Plan, Policies CS9 and CS10 of the Great Yarmouth Local Plan: Core Strategy, paragraph 200 of The National Planning Policy Framework (NPPF) and The Planning (Listed Buildings and Conservation Areas) Act 1990 (Section 72). |
| 8. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner. |
| 9. | NOTES - Please read the following notes carefully:-
The site will potentially generate dust during the development process, therefore the following measures should be employed:-
1. An adequate supply of water shall be available for suppressing dust.
2. Mechanical cutting equipment with intergral dust suppression should be used.
3. There shall be no burning of any material on site
4. Where there is potential for significant dust generation then the developer should consider the
use of screening around the site. |
