No.Condition Text
1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the plan 20/287.02 received by the Local Planning Authority on 29/05/20. The reason for the condition is :- For the avoidance of doubt.
3.No work shall commence until further details of the following: Brick and mortar used in making good. Replacement windows if required and alterations to boundary walls and fences, have been submitted to and approved by the Local Planning Authority. The development shall be carried out using the agreed scheme The reason for the condition is :- In the interests of the visual amenities of the conservation area as precise details of the materials have not been submitted.
4.Before occupation of any flat, further details of the means to screen the bin presentation area at the front of the flats shall be submitted in written and drawn form to the Local Planning Authority and approved by the LPA. The works shall proceed in accordance with the agreed submissions and be retained and maintained thereafter for the lifetime of the development. The presentation area and screening shall be in place before occupation of any flat other than the existing former managers flat. The reason for the condition is :- To ensure that the visual clutter occasioned by bin presentation at the rear of the public highway in the conservation area setting does not cause visual harm.
5.Before works are carried out to the above ground foul or surface water systems, further details of the means by which the existing pipe runs shall be altered if altered externally (rather than altered or added to internally) shall be submitted in written and drawn form to the Local Planning Authority, and subsequently approved by the LPA also before any drainage externally is adjusted. The works shall be effected in the approved form and maintained thereafter The reason for the condition is :-To ensure the appearance of the building in the conservation area is not unacceptably harmed by above ground drainage requirements
6.Before occupation of any flat, further details of the means by which satellite receiver systems shall be provided with feed to every flat shall be submitted in written and drawn form to the Local Planning Authority, and subsequently approved by the LPA. The works shall be effected in the approved form and maintained thereafter. The reason for the condition is :- To ensure that reception is available to all tenants because conservation area status will require formal application for any receiver and this may not be forthcoming.
7.Before occupation, further details of the means by which secure and weatherproof bicycle and powered two wheeled vehicle storage shall be provided shall be submitted in written and drawn form to the Local Planning Authority, and subsequently approved by the LPA. The works shall be effected in the approved form also before occupation and maintained thereafter. The reason for the condition is :- There is limited on site parking but this is in a sustainable location where good provision for cycling will be effective in achieving modal shift and overcoming the lack of motor vehicle parking.
