1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- Required to be imposed pursuant to Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development hereby permitted shall be carried out in accordance with the submitted application form, flood risk assessment and drawings received on 28 February 2020 by the Local Planning Authority and shall be retained in the approved form thereafter. No material variation from these plans shall take place unless otherwise first agreed in writing with the Local Planning Authority. The reason for the condition is :- In order that the development hereby permitted shall be fully implemented in complete accordance with the approved plans and to accord with the Great Yarmouth Borough-Wide Local Plan.
3.The development hereby permitted shall only be used for private domestic use in connection with dwelling to which it relates. . The reason for this condition is:- In the interests of the residential amenities of the occupiers of adjacent property.
4.Notwithstanding Condition No.2, no development shall commence until there shall have been submitted to and approved in writing by the Local Planning Authority, a specification for a fire-retardant treatment to the cart lodge hereby permitted , which is demonstrably sufficient to prevent the spread of fire to the neighbouring boundary. The measures implemented as approved shall be maintained in effective condition thereafter. The reason for this condition is:- In the interests of the residential amenities of the occupiers of adjacent property.
5.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the aims of saved Policy HOU18 of the Great Yarmouth Borough-Wide Local Plan and Policy CS9 of the adopted Core Strategy (2015) (CS).
6.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner.
