1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development hereby permitted shall be carried out in accordance with the submitted application form and drawing numbers: E/11842/1, E/11842/2, E/11842/3, E/11842/4 and 1947-01, Design Calculations, Flood Risk Assessment Report Ref: 2418/RE/12-19/01, The Depot Office Emergency Response Plan CMS GF1341, Planning Statement (Dated December 2019) received on 16 December 2019 by the Local Planning Authority and shall be retained in the approved form thereafter. No material variation from these plans shall take place unless otherwise first agreed in writing with the Local Planning Authority. The reason for the condition is :- In order that the development hereby permitted shall be fully implemented in complete accordance with the approved plans and to accord with the Great Yarmouth Borough-Wide Local Plan.
3.The development shall be carried out in accordance with the submitted Flood Risk Assessment and the finished floor level shall be set no lower than 0.75m AOD. The reason for the condition is :- In the interests of flood resilience.
4.No hazardous, toxic or poisonous substances or any liquids of any kind shall be stored within the development hereby approved without the written consent of the Local Planning Authority. The reason for the condition is :- To minimise contamination risk in the event of flooding as full details of the items to be stored have not been provided.
5.Prior to the first use of the development hereby approved, The Depot Office Emergency Response Plan CMS GF1341 and The Flood Evacuation Plan, including information regarding the availability of the Environment Agency's Flood Warnings Service, shall be made available to future occupiers and users of the site. The reason for the condition is :- In accordance with the recommendations of the flood risk assessment, to minimise the risk to the occupants in the event of flooding.
6.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the requirements of Policy CS6 of the Core Strategy (2015) (CS), saved Policy BNV18 of the adopted Great Yarmouth Borough-wide Local Plan (2001) (LP) and Section 73A of the Town and Country Planning Act 1990.
