| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development hereby permitted shall be carried out in accordance with the submitted application form and drawing numbers: 1/1, HW4/03, HW4/04, HW4/05, HW4/06, HW4/07 and unnumbered drawing (existing elevation) received on 20 December 2019 by the Local Planning Authority and shall be retained in the approved form thereafter. No material variation from these plans shall take place unless otherwise first agreed in writing with the Local Planning Authority.
The reason for the condition is :-
In order that the development hereby permitted shall be fully implemented in complete accordance with the approved plans and to accord with the Great Yarmouth Borough-Wide Local Plan. |
| 3. | The materials to be used in the construction of the external surfaces of the development hereby permitted shall match the external materials used in the existing dwelling and the approved colour K render finish as shown on the drawings.
The reason for the condition is :-
In the interest of the character and amenity of the area in accordance with the Great Yarmouth Borough-Wide Local Plan. |
| 4. | Prior to the first use of the development hereby permitted the proposed on-site car parking shall be laid out, demarcated, levelled, surfaced and drained in accordance with the approved plan and retained thereafter available for that use.
The reason for the condition is :-
To ensure the permanent availability of the parking/manoeuvring areas, in the interest of satisfactory development and highway safety. |
| 5. | Construction work shall not take place outside the following hours:-
07:30 to 18:00 Monday to Friday
08:30 to 13:30 Saturdays
No work on Sunday or Bank Holidays.
The reason for the condition is :-
In the interests of the residential amenities of the occupiers of nearby dwellings. |
| 6. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposal meets the criteria for domestic additions set out in saved Policy HOU18 of the Great Yarmouth Borough-Wide Local Plan. |
| 7. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner. |
