| 1. | The detail hereby approved shall be carried out in accordance with the approved application forms and plans (plan references: 1020/2, 1020/3 and the Site Location Plan) received by the Local Planning Authority on the 29 November 2019.
The reason for the condition is :-

| 2. | In relation to the dwelling hereby approved, no works above floor-slab level shall occur until such time as the exact type and colour of the facing bricks and roof tiles have been submitted to and approved in writing by Local Planning Authority. The development shall only be carried out in accordance with the approved materials.
The reason for the condition is :-
In the interests of the visual amenities of the area as precise details of these materials have not been submitted. |
| 3. | Prior to the first occupation of the dwelling hereby approved, the vehicular accesses shall be provided and thereafter retained in the position shown on the approved plan (drawing no. 1020/2) in accordance with the attached highway specification (Dwg. No. TRAD 1). Arrangement shall be made for surface water drainage to be intercepted and disposed of separately so that it does not discharge from or onto the highway carriageway.
The reason for the condition is :-
To ensure satisfactory access into the site and avoid carriage of extraneous material or surface water from or onto the highway. |
| 4. | Prior to the first occupation of the dwelling hereby approved, any access gate(s), bollard, chain or other means of obstruction shall be hung to open inwards and shall remain as such thereafter.
The reason for the condition is :-
To enable vehicles to safely draw off the highway before the gate(s) or obstruction is opened. |
| 5. | Prior to the first occupation of the dwelling hereby approved, the proposed accesses and on-site car parking and turning areas shall be laid out, demarcated, levelled, surfaced and drained in accordance with the approved plan and retained thereafter available for that specific use.
The reason for the condition is :-
To ensure the permanent availability of the parking/manoeuvring areas, in the interests of highway safety. |
| 6. | Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order 2015 (or any order revoking and re-enacting the order), no windows or other openings (except those shown on the approved drawings) shall be inserted into the walls or roof of the dwelling without the prior consent of the Local Planning Authority.
The reason for the condition is:-
In the interests of the residential amenities of the occupiers of the adjacent property. |
| 7. | Construction work shall not take place outside the following hours:-
08:00 to 18:00 Monday
08:00 to 18:00 Tuesday
08:00 to 18:00 Wednesday
08:00 to 18:00 Thursday
08:00 to 18:00 Friday
08:30 to 13:30 Saturday
and no work shall take place on Sundays or Bank Holidays.
(These hours shall only apply to work generating noise that is audible at the boundary of the nearest noise sensitive property)

In the interests of the residential amenities of the occupiers of nearby dwellings. |
| 8. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposal meets the criteria for new housing development set out in Policies HOU7 Borough-Wide Local Plan and with core policy CS09 of the adopted Core Strategy. |

1) This development involves works within the public highway that can only be carried out by Norfolk County Council as Highway Authority unless otherwise agreed in writing.
It is an OFFENCE to carry out any works within the Public Highway, which includes a Public Right of Way, without the permission of the Highway Authority. Please note that it is the applicant's responsibility to ensure that, in addition to planning permission, any necessary consents or approvals under the Highways Act 1980 and the New Roads and Street Works Act 1991 are also obtained from the County Council. Advice on this matter can be obtained from the County Council's Highway Development Management Group. Please contact Developer Services on 0344 800 8020.
If required, street furniture will need to be repositioned at the applicant's expense.
Public Utility apparatus may be affected by this proposal. Contact the appropriate utility service to reach agreement on any necessary alterations, which have to be carried out at the expense of the developer.

This Authority has adopted the legislation set out in sections 17, 18 and 19 of The Public Health Act 1925.
