| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development hereby permitted shall be carried out in accordance with the submitted application form, design and access statement and drawing numbers: POLL.19102019-1, POLL.19102019-2, POLL.19102019-3, POLL.19102019-4 and POLL.19102019-5 received on 6 December 2019 by the Local Planning Authority and shall be retained in the approved form thereafter. No material variation from these plans shall take place unless otherwise first agreed in writing with the Local Planning Authority.
The reason for the condition is :-
In order that the development hereby permitted shall be fully implemented in complete accordance with the approved plans and to accord with the Great Yarmouth Borough-Wide Local Plan. |
| 3. | The materials to be used in the construction of the external surfaces of the development hereby permitted shall match the external materials used in the existing dwelling.
The reason for the condition is :-
In the interest of the character and amenity of the area in accordance with the Great Yarmouth Borough-Wide Local Plan. |
| 4. | No development shall take place until an archaeological written scheme of investigation has been submitted to and approved by the Local Planning Authority in writing. The scheme shall include an assessment of significance and research questions; and
1) The programme and methodology of site investigation and recording,
2) The programme for post investigation assessment,
3) Provisions to be made for analysis of the site investigation and recording,
4) Provisions to be made for publication and dissemination of the analysis and records of the site
investigation,
5) Provisions to be made for archive deposition of the analysis and records of the site
investigation,
6) Nomination of a competent person/organization to undertake the works set out within the
written scheme of investigation.
The reason for the condition is :-
To enable investigation and recording of this site of archaeological interest to take place during the period of building or engineering works. |
| 5. | No development shall take place other than in accordance with the written scheme of investigation approved under condition 4.
The reason for the condition is :-
To enable investigation and recording of this site of archaeological interest to take place during the period of building or engineering works. |
| 6. | The development shall not be occupied until the site investigation and post investigation assessment has been completed in accordance with the programme set out in the archaeological written scheme of investigation approved under condition 4 and the provision to be made for analysis, publication and dissemination of results and archive deposition has been secured.
The reason for this condition is :-
To enable investigation and recording of this site of archaeological interest to take place during the period of building or engineering works. |
| 7. | Construction work shall not take place outside the following hours:-
07:30 to 18:00 Monday to Friday
08:30 to 13:30 Saturdays
No work on Sunday or Bank Holidays.
The reason for the condition is :-
In the interests of the residential amenities of the occupiers of nearby dwellings. |
| 8. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposal meets the criteria for domestic additions set out in saved Policy HOU18 of the Great Yarmouth Borough-Wide Local Plan. |
| 9. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner. |
