1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development hereby permitted shall be carried out in accordance with the submitted application form and drawing numbers: 001, 002 and 003 received on 20 November 2019 by the Local Planning Authority and shall be retained in the approved form thereafter. No material variation from these plans shall take place unless otherwise first agreed in writing with the Local Planning Authority. The reason for the condition is :- In order that the development hereby permitted shall be fully implemented in complete accordance with the approved plans and to accord with the Great Yarmouth Borough-Wide Local Plan.
3.The materials to be used in the construction of the external surfaces of the development shall match the external materials used in the existing dwelling. The reason for the condition is :- In the interest of the character and amenity of the area in accordance with the Great Yarmouth Borough-Wide Local Plan.
4.Construction work shall not take place outside the following hours:- 08:00 to 18:00 Monday to Friday, 08:30 to 13:30 Saturday No work shall take place on Sundays or Bank Holidays. (These hours shall only apply to work generating noise that is audible at the boundary of the nearest noise sensitive property). The reason for the condition is :- In the interests of the residential amenities of the occupiers of nearby dwellings.
5.The existing parking provisions shall be retained to ensure adequate on site parking of vehicles. The reason for the condition is :- To ensure the provsion of adequate on-site parking and turning facilities for the development in the interests of highway safety.
6.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the requirements of Policy TR2 of the adopted Great Yarmouth Borough-wide Local Plan.
7.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner.
