1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
Required to be imposed pursuant to Section 51 of the Planning and Compulsory Purchase Act 2004. |
2. | The change of use hereby permitted shall be carried out in accordance with the application form and a drawing numbers: WK-2600-00-00.100, WK-2600-01-00.101, WK-2600-ZZ-00.200, WK-2600-01-05.100, WK-2600-01-05.101
received on 5 December 2019 and a drawing on received on 15 January 2020 by the Local Planning Authority. No variation from the submitted details shall take place unless otherwise first agreed in writing with the Local Planning Authority.
The reason for the condition is :-
In order that the development hereby permitted shall be fully implemented in complete accordance with the approved plans and to accord with the Great Yarmouth Borough-Wide Local Plan. |
3. | No business or health activities shall take place outside the following hours:-
07:30 to 18:00 Monday to Friday.
No business or activities on Saturday,Sunday or Bank Holidays.
The reason for the condition is :-
In the interests of the occupiers of nearby dwellings. |
4. | The unit hereby permitted shall be used as D3 (daycare centre) only and notwithstanding the provisions of the Town and Country Use Classes Order 1987 (or any Order revoking or re-enacting that Order) not be used for any other purposes of Change of Use Classes .
The reason for the condition is:-
In the interests of the amenities of the occupiers of adjacent premises and the visual amenities of the locality. |
5. | Prior to the change of use hereby permitted ,the flood evacuation plan, prevention and resilience measures submitted in the flood risk assessment report ref: 2459/RE/02-02/01 received on 20 May 2019 by the Local Planning Authority shall be implemented as follows:
1. Environmental Agency to issue a 12 hour notice before the issue of a flood warning for tidal
events to the occupants .
2. Users of the premises must develop a Flood Plan and to keep a Flood Kit with the essential commodities and equipment at all times.
3.Flood proofing measures on the existing walls shall be incorporated up to the flood level with durable fittings such as plastic or stainless steel units with gaps behind the fittings to promote drainage and drying.
4. Electrical sockets on ground floor should be fitted above the design flood depth of 0.83m with insulated wiring for communications to prevent damage and the turning off of the main electrical supply in the event of flooding.

In the interest of safety from flooding and the amenities of adjacent premises. |
6. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposal meets the requirements of Policy CS6 and CS8 of the adopted Core Strategy (2015) (CS). |
7. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner. |
