1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
2. | The development hereby permitted shall be carried out in accordance with the submitted application form and drawing number: 1437/1 received on 3 October 2019 by the Local Planning Authority and shall be retained in the approved form thereafter. No material variation from these plans shall take place unless otherwise first agreed in writing with the Local Planning Authority.
The reason for the condition is :-
In order that the development hereby permitted shall be fully implemented in complete accordance with the approved plans and to accord with the Great Yarmouth Borough-Wide Local Plan. |
3. | The materials to be used in the construction of the external surfaces of the development hereby permitted shall match the external materials used in the existing dwelling.
The reason for the condition is :-
In the interest of the character and amenity of the area in accordance with the Great Yarmouth Borough-Wide Local Plan. |
4. | The floor levels within the development hereby permitted shall be set no lower than the existing levels and flood proofing of the proposed development shall be incorporated where appropriate.

In the interest of safety from flooding |
5. | The development (side and rear extensions) hereby permitted shall be used for private domestic use in connection with adjoining dwelling and shall not be used for any other purposes.
The reason for this condition is:-
In the interests of the residential amenities of the occupiers of adjacent properties. |
6. | Construction work shall not take place outside the following hours:-
07:30 to 18:00 Monday to Friday
08:30 to 13:30 Saturdays
No work on Sunday or Bank Holidays.

In the interests of the residential amenities of the occupiers of nearby dwellings. |
7. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposal meets the criteria for domestic additions set out in saved Policy HOU18 of the Great Yarmouth Borough-Wide Local Plan. |
8. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner. |
