1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The developments hereby permitted shall be carried out in accordance with the submitted application form received on 9 December 2019 and drawings received on 2 October 2019 by the Local Planning Authority and shall be retained in the approved form thereafter. No material variation from these plans shall take place unless otherwise first agreed in writing with the Local Planning Authority. The reason for the condition is :- In order that the development hereby permitted shall be fully implemented in complete accordance with the approved plans and to accord with the Great Yarmouth Borough-Wide Local Plan.
3.The outbuilding (summerhouse ) shall only be used by the occupiers of the adjoining dwelling, or their dependants, and shall not be used as a separate dwelling or let separately for holiday purposes. The reason for the condition is :- To enable the Authority to retain control over the use of the site.
4.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the requirements of saved Policy HOU18 of the Great Yarmouth Borough-Wide Local Plan and Policy CS08 of the Great Yarmouth Local Plan: Core Strategy (2015) (CS).
5.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner.
