1.This permission expires on 30 May 2022, or until a permanent employment generating use occupies the adjacent Former Trafalgar College buildings (whichever is the shorter period), and unless on or before this date application has been made for an extension to the period of permission and such application is approved by the Local Planning Authority the use shall be discontinued. The reason for the condition is:- In order to retain control over the use of the site and so as not to prejudice the future use of the wider site for employment generating uses, and to comply with Policy CS6 b) of the Adopted Core Strategy 2013 - 2020.
2.The development shall be carried out in accordance with the revised plans as listed below:- Drawing Number - Un-numbered Ordnance Survey Location Plan, and Drawing Number - 970/1 Rev A - Proposed Block Plan. The reason for the condition is:- For the avoidance of doubt.
3.Prior to the first occupation/use of the development hereby permitted the proposed access/on-site car parking and turning area shall be laid out, demarcated, levelled, surfaced and drained in accordance with the approved plan and retained thereafter available for that specific use. The reason for the condition is :- To ensure the permanent availability of the parking/ manoeuvring areas, in the interests of satisfactory development and highway safety.
4.The development shall only be carried out in complete accordance with the submitted Flood-Risk Assessment Report Ref: 2429/RE/12-19/01 by Evans Rivers and Coastal Ltd dated December 2019 and Flood Evacuation Plan. The reason for the condition is:- To ensure that the risk of flooding is appropriately managed in the interest of public safety.
5.The car-sales hereby approved shall be limited to a maximum number of 22 vehicles displayed for sale, which shall be located only within the positions annotated as 1-13 and 14-22, as shown on the approved drawing number 970/1 Rev A, and from no other part of the site. The reason for the condition is :- To ensure the permanent availability of the parking/manoeuvring areas, in the interests of satisfactory development and highway safety.
6.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner.
