1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development hereby permitted shall be carried out in accordance with the submitted application form, Aboricultural Impact Assesement & Method Statement ref: OAS 19-212-AR01 and drawing numbers: OAS 19-212-TS01, 19 -1504-01, 19-1504-02 received on 18 September 2019 by the Local Planning Authority and shall be retained in the approved form thereafter. No material variation from these plans shall take place unless otherwise first agreed in writing with the Local Planning Authority. The reason for the condition is :- In order that the development hereby permitted shall be fully implemented in complete accordance with the approved plans and to accord with the Great Yarmouth Borough-Wide Local Plan.
3.The development (swimming pool ) hereby permitted shall be for private domestic use in connection with adjoining dwelling and the occupiers or their dependants only and shall not be used for any public purposes. The reason for this condition is:- In the interests of the residential amenities of the occupiers of adjacent properties.
4.Prior to the commencement of works for the development hereby permitted, the tree protection plan shall be implemented in accordance with the Aboricultural Impact Assessment & Method Statement ref: OAS 19-212-AR01 and drawing number: OAS 19-212-TS01 and shall be retained in situ until the completion of all works on site. The reason for the condition is :- In the interests of the residential amenities of the occupiers of nearby dwellings.
5.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the requirements of Policy CS9 of the adopted Core Strategy (2015) (CS). .
6.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner.
