1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development hereby permitted shall be carried out in accordance with the submitted application form and drawing numbers: BC01-P-01 Rev A1, BC01-P-02 Rev A1, BC01-P-03 Rev A1, BC01-P-04 Rev A1, BC01-P-05 Rev A1 and BC01-S-01 Rev A1 received on 13 September 2019 by the Local Planning Authority and shall be retained in the approved form thereafter. No material variation from these plans except white or off white rendering as stated in the application form shall take place unless otherwise first agreed in writing with the Local Planning Authority. The reason for the condition is :- In order that the development hereby permitted shall be fully implemented in complete accordance with the approved plans and to accord with the Great Yarmouth Borough-Wide Local Plan.
3.The development hereby permitted shall only be used for private domestic use in connection with the dwelling to which it relates. The reason for this condtion is:- In the interests of the residential amenities of the occupiers of adjacent property.
4.Construction work shall not take place outside the following hours:- 08:00 to 18:00 Monday to Friday 08:30 to 13:30 Saturday No work shall take place on Sundays or Bank Holidays. (These hours shall only apply to work generating noise that is audible at the boundary of the nearest noise sensitive property). The reason for the condition is :- In the interests of the residential amenities of the occupiers of nearby dwellings.
5.The proposed first floor window on south elevation shall be obscured glazing to the extent that intervisibility is excluded and shall be retained in the approved form thereafter. The reason for the condition is :- Having regard to the relationship with neighbouring properties and to accord with the Great Yarmouth Borough-Wide Local Plan.
6.The floor levels within the development hereby permitted shall be set no lower than the existing levels and flood proofing of the proposed development shall be incorporated where appropriate. The Flood Response Plan shall be made available to all users of the premises. The reason for the condition is :- In the interest of safety from flooding
7.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the criteria for domestic additions set out in saved Policy HOU18 of the Great Yarmouth Borough-Wide Local Plan.
8.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner.
