| 1. | The proposal is for holiday units rather than residential accommodation but the Council expects that new holiday accommodation should be of a high standard and should provide similar standards in space and layout to that required of similar types of residential dwellings. Some relaxation of the standard may be acceptable in short term holiday lets but in this case it is considered that the size and layout of the proposed units falls a long way short of the 'Technical housing standards - nationally described space standard' and will not result in an adequate level of accommodation and amenity space for the occupants of the units. Therefore the proposal does not comply with the aims of Policy CS8 of the Great Yarmouth Local Plan: Core Strategy which seeks to provide high quality tourist accommodation. |
| 2. | STATEMENT OF POSITIVE ENGAGEMENT (REFUSALS): In accordance with the NPPF, in determining this application for planning permission, the Borough Council has approached it in a positive and proactive way and where possible has sought solutions to problems to achieve the aim of approving sustainable development. Unfortunately, despite this, in this particular case the development is not considered to represent sustainable or an acceptable form of development and has been refused for the reasons set out above. |
