1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development hereby permitted shall be carried out in accordance with the submitted application form and drawing numbers: 2559.01 Rev B and 2559.02 Rev A received on 30 August 2019 by the Local Planning Authority and shall be retained in the approved form thereafter. No material variation from these plans shall take place unless otherwise first agreed in writing with the Local Planning Authority. The reason for the condition is :- In order that the development hereby permitted shall be fully implemented in complete accordance with the approved plans and to accord with the Great Yarmouth Borough-Wide Local Plan.
3.The double garage and garden room hereby permitted shall only be used in a manner incidental to the enjoyment of the dwelling house hereby approved and shall not be used for sleeping accommodation or for business use. The reason for the condition is:- To retain control of the development.
4.No work for the construction of the garage hereby approved shall be carried out outside of the following hours: 07:30 - 18:00 Monday to Friday 08:00 - 13:30 hours Saturday No work on Sundays or Bank Holidays. The reason for the condition is :- To protect the amenities of the occupiers of the nearby residential dwellings.
5.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the criteria for domestic additions set out in saved Policy HOU18 of the Great Yarmouth Borough-Wide Local Plan and Policies CS9 and CS12 of the adopted Core Strategy (2015) (CS).
6.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner.
