1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development hereby permitted shall be carried out in accordance with the submitted application form and drawing number: 2017.0814.01 and 2017.0814.02 received on 5 August 2019 by the Local Planning Authority and shall be retained in the approved form thereafter. No material variation from these plans shall take place unless otherwise first agreed in writing with the Local Planning Authority. The reason for the condition is :- In order that the development hereby permitted shall be fully implemented in complete accordance with the approved plans and to accord with the Great Yarmouth Borough-Wide Local Plan.
3.The materials to be used in the construction of the external surfaces of the development shall match the external materials used in the existing dwelling. The reason for the condition is :- In the interest of the character and amenity of the area in accordance with the Great Yarmouth Borough-Wide Local Plan.
4.The window on the south elevation on the first floor of the two storey extension hereby approved shall be obscure glazed as shown on drawing number: 2017.0814.02 to a minimum of Level 3 and non-opening and shall be retained in that form thereafter. The reason for the condition is :- In the interests of the residential amenities of the occupiers of nearby dwellings.
5.Other than the windows shown on the approved plan and notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order 2015 (or any order revoking and re-enacting that Order) no windows shall be inserted into the two storey extension hereby approved above the ground floor level without the written consent of the Local Planning Authority. The reason for the condition is:- To enable the Local Planning Authority to retain control over any extensions to the dwellings in the interests of residential amenity.
6.The extension hereby approved shall only be used for private domestic use in connection with the dwelling to which it relates and shall not be used for any other purpose. The reason for this condition is:- In the interests of ensuring an acceptable development and to avoid inappropriate subdivision in the interests of residential amenity.
7.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the criteria for domestic additions set out in saved Policy HOU18 of the Great Yarmouth Borough-Wide Local Plan.
8.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner.
