No.Condition Text
1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the application form and approved plan (drawing reference: 19048 01 Rev D) received by the Local Planning Authority on 13 August 2019. The reason for the condition is :- For the avoidance of doubt.
3.The proposal shall be carried out in accordance with the submitted Flood Risk Assessment with the finished floor level shall be set no lower than 0.75m AOD The reason for the condition is :- In the interests of flood resilience.
4.Prior to the first use of the development hereby approved, a flood response plan shall be submitted to and agreed in writing with the Local Planning Authority. This flood response plan, including information regarding the availability of the Environment Agency's Flood Warnings Service, shall be made available to future occupiers of the site. The reason for the condition is :- In accordance with the recommendations of the flood risk assessment, to minimise the risk to the occupants in the event of flooding.
5.No hazardous, toxic or poisonous substances or any liquids of any kind shall be stored within the building hereby approved without the written consent of the Local Planning Authority. The reason for the condition is :- To minimise contamination risk in the event of flooding as full details of the items to be stored have not been provided.
6.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the criteria outlined in policy CS6 of the adopted Core Strategy
