| 1. | The storage sheds shall be utilised for storage purposes only and shall not be used as a place of business or a residential dwelling without planning consent from the local authority. The reason for the condition is :- To ensure the development is controlled and only utilised for appropriate uses. |
| 2. | Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order 2015 (or any order revoking and re-enacting that Order) the sheds hereby approved shall not be extended in any way without the prior consent of the Local Planning Authority. The reason for the condition is:- To enable the Local Planning Authority to retain control over any extensions to the structures hereby approved in the interests of residential amenity. |
| 3. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner, in accordance with paragraphs 186 and 187 of the NPPF. |
| 4. | NOTES - Please read the following notes carefully:- The 2012 adopted Kelling to Lowestoft Shoreline Management Plan has proposed an indicative erosion zone for this section of coastline. According to the Plan the application site is located in an area deemed to be potentially at risk of coastal erosion. The applicant is advised to seek independent advice on the matter. |
