1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the application form, supporting documents and approved plans (drawing reference numbers: HH182-SP-01) received by the Local Planning Authority on 17 June 2019 revised plan (drawing reference: HH182-000-GA Rev 3) received by the Local Planning Authority on 11 September 2019 and the and the dimensions shown on the revised plans (drawing reference: HH182-000-1 and HH182-001-1) received by the Local Planning Authority on 19 September 2019. The reason for the condition is :- For the avoidance of doubt.
3.In accordance with the submitted details the access between the eastern elevation of the structure hereby approved and the dunes shall be maintained at a minimum of 7 Metres at all times and shall be kept free of any fixed structures or impediment in perpetuity. The reason for the condition is :- To retain an access suitable for large machinery important in maintaining the dunes.
4.The front extension shown on the approved plan (drawing reference: HH182-001-01) shall be built to a height no greater than 4.8 metres. The reason for the condition is :- In the interests of clarity.
5.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the criteria saved policy NNV6 and policies TR5 of the Borough Wide Local Plan and policies CS9, CS11 and CS16 of the adopted Core Strategy.
6.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner, in accordance with paragraphs 186 and 187 of the NPPF.
