1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
2. | The development shall be carried out in accordance with the application form and approved plan (drawing reference: DWG 02 and site plan) received by the Local Planning Authority on 4 June 2019.
The reason for the condition is :-
For the avoidance of doubt. |
3. | The additional accommodation hereby permitted shall only be used by the occupiers of the property known as Belmont House on the submitted plans, or their dependants, and shall not be used as a separate dwelling or be let separately for holiday purposes.
The reason for the condition is :-
To enable the Local Planning Authority to retain control over the use of the site. |
4. | Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order 2015 (or any order revoking and re-enacting that Order) the annexe hereby approved shall not be extended in any way without the prior consent of the Local Planning Authority.
The reason for the condition is:-
To enable the Local Planning Authority to retain control over any extensions to the annexe in the interests of residential amenity and to ensure the annexe remains an appropriate size for such use. |
5. | Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order 2015 (or any order revoking and re-enacting that Order) no boundary treatments shall be erected between the annexe hereby approved and the existing dwelling. A separate curtilage for the annexe hereby approved shall not be created at any time.
The reason for the condition is:-
To enable the Local Planning Authority to retain control over the boundary treatments to ensure the site is not subdivided. |
6. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposal meets the criteria for domestic additions set out in saved Policy HOU18 of the Great Yarmouth Borough-Wide Local Plan. |
7. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner. |
