1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- Required to be imposed pursuant to Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the application form and the plans received by the Local Planning Authority on the 29/05/19. The reason for the condition is:- For the avoidance of doubt.
3.The development shall be carried out in accordance with the revised plan (site plan) received by the Local Planning Authority on the 05/09/19. The reason for the condition is:- For the avoidance of doubt.
4.Prior to the commencement of the use hereby permitted, full details of any ventilation systems and flues shall be submitted to and agreed by the Local Planning Authority. The reason for the condition is :- In the general interests of the occupiers of nearby properties and to ensure the satisfactory appearance of the area.
5.Notwithstanding the provisions of Class of the Town and Country Planning Use Classes Order 1987 (or any Order revoking or re-enacting that Order) the premises shall only be used for A3 purposes (Restaurants and Cafes). The reason for the condition is:- To enable the local planning authority to retain control over any future changes of use of the application site in the interests of local amenities.
6.The premises shall not be open for business outside the following hours: Monday to Saturday - 08:00 to 18:00 hours. The reason for the condition is :- To accord with the current trading times of adjacent premises and to ensure the amenities of any nearby residents
7.The building may be hired for private functions parties or corporate events no more than 6 times in any 12 month period. The applicant shall maintain a log book detailing private function events on the site. The log book shall be maintained in perpetuity and be available for officers from the Local Planning Authority to view at all times. The reason for the condition is:- To ensure that the development is carried out in the manner envisaged by the Local Authority.
8.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the criteria of Policies BNV18, SHP4 and SHP15 of the Great Yarmouth Borough-Wide Local Plan and policy CS7 of the adopted Core Strategy.
