| 1. | The development shall be carried out in accordance with the plans (dwg.no. 879/2 dated by the Local Planning Authority 8th March 2019), forms received on the 1st September 2014 under application reference 06/14/0592/F. This permission is for 10 no. dwellings and 1 retail unit only.

| 2. | Prior to the first occupation of the development hereby permitted the proposed secure cycle parking shall be provided in accordance with the approved plan reference 879/01 of planning permission reference 06/14/0592/F and retained thereafter available for that specific use.
The reason for the condition:-
To ensure the permanent availability of cycle parking. |
| 3. | Notwithstanding the provisions of the Town and Country Planning General Permitted Development Order 1995 (or any Order revoking or re-enacting that Order) the retail unit hereby approved shall not be permitted to be used for any purpose other than retail (A1) without the prior consent of the Local Planning Authority.
The reason for the condition is :-
To ensure that the development is as envisaged by the Local Planning Authority and is appropriate development for the area. |
| 4. | Prior to the occupation of the development hereby approved the bin storage areas as shown on the approved plans, 879/01 of planning permission reference 06/14/0592/F, shall be provided as shown and shall remain available for use as bin storage for the development hereby approved in perpetuity.
The reason for the condition is :-
To ensure adequate bin storage is provided for the development. |
| 5. | Notwithstanding the details provided, prior to the occupation of the development details of the boundary treatment shall be submitted to and approved by the Local Planning Authority.

To ensure adequate boundary treatments are provided. |
| 6. | Prior to the occupation of the development the boundary treatments approved at condition 5 of this planning permission shall be erected and shall remain in perpetuity unless otherwise agreed in writing by the Local Planning Authority.

To ensure adequate boundary treatments are retained. |
| 7. | The development shall be constructed in accordance with the Flood Risk Assessment received on the 27th November 2014 under application 06/14/0592/F.
The reason for the condition is:-
To ensure that the measures required to create a safe development are provided. |
| 8. | The first floor shall be no less than 2.47m above ground floor level (3.48m AOD) in accordance with 6.1.4 of the Flood Risk Assessment received by the Local Planning Authority on the 27th November 2014 under reference 06/14/0592/F.
The reason for the condition is:-
To ensure the accommodation provided is adequate in terms of flood risk. |
| 9. | The flood response plan received on the 27th November 2014 within application reference 06/14/0592/F, including information regarding the availability of the Environment Agency's "Floodline" flood warning scheme, should be made available to future occupiers of the site.
The reason for the condition is :-
In accordance with the recommendations of the flood risk assessment, to minimise the risk to the occupants in the event of flooding. |
| 10. | The windows shown on both of the side elevations of unit one shall be obscure glazed. The obscure glaze shall remain in perpetuity unless otherwise agreed in writing with the Local Planning Authority.

In the interests of the amenities of the area. |
| 11. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner. |
| 12. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposal meets the criteria set out in Policy CS09 of the Great Yarmouth Core Strategy. |
