1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- Required to be imposed pursuant to Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The plan numbers to which this permission relates are: 2,3,4,6,7,8 and 9.The development shall be carried out in accordance with the revised approved plans received by the Local Planning Authority on 11th April 2019 and shall be retained in the approved form thereafter. No material variation from these plan shall take place unless otherwise first agreed in writing with the Local Planning Authority. The reason for the condition is :- In order that the development hereby permitted shall be fully implemented in complete accordance with the approved plans and to accord with the Great Yarmouth Borough-Wide Local Plan.
3.The materials to be used in the construction of the external surfaces of the development shall be in accordance with the application form received on 22nd February 2019 and approved plans received on 11th April 2019 by the Local Planning Authority and shall be retained in the approved form thereafter. No material variation from these plans shall take place unless otherwise first agreed in writing with the Local Planning Authority. The reason for the condition is :- In order that the development hereby permitted shall be fully implemented in complete accordance with the approved plans and to accord with the Great Yarmouth Borough-Wide Local Plan
4.Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order 2015 (or any order revoking and re-enacting that Order) no openings other than the window shown on the approved plans shall be inserted on east elevation without the prior consent of the Local Planning Authority.The proposed first floor landing window hereby approved shall be restricted to 1 square metre as shown on drawing number 7. The reason for the condition is:- To enable the Local Planning Authority to retain control over any side windows in the interests of residential amenity and highway safety.
5.No part of the proposed structure ( to include foundations, fascia board/rainwater guttering, etc shall overhang or encroach upon the highway and no gate /door/ground floor window shall open outward over the highway. The reason for the condition is :- In the interest of highway safety.
6.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the criteria for domestic additions set out in saved Policy HOU18 of the Great Yarmouth Borough-Wide Local Plan.
7.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner.
8.NOTES - Please read the following notes carefully:- This proposal involves excavations adjacent to the public highway.It is an OFFENCE to carry out any works that may affect the Public Highway, which includes a Public Right of Way ,without the permission of the Highway Authority. Please note that it is the Applicant's responsibility to ensure that, in addition to planning permission, any necessary consents or approvals under the Highways Act 1980 and the New Roads and Street Works Act 1991 are obtained from the County Council.
