| 1. | The development hereby permitted shall be retained and limited to the uses and layout shown in accordance with:
- the Site Location Plan ref Drawing Ref A22-0004-001 Revision C, received by the Local Planning Authority on 05 February 2024;
and the following received following plans received by the Local Planning Authority on 17th November 2023:

| 2. | All items stored within the site shall be stored within the structures hereby approved unless otherwise first agreed in writing by the Local Planning Authority.

| 3. | Within 3 months of the date of this planning approval, details of a fire hydrant on no less than 125mm diameter potable water main shall be submitted to the Local Planning Authority for their approval in writing. The fire hydrant(s) should conform to BS750 and provide a minimum sustained outlet discharge in line with the 'National guidance document on the provision of water for fire fighting' published by Water UK and comply with Building Regulations. The approved details shall be implemented within 3 months of the date of their approval.
The reason for the condition is: -
To ensure adequate water infrastructure provision is made on site for the local fire service to tackle any property fire. |
| 4. | Within 3 months of the date of this planning permission a scheme of planting and biodiversity enhancement measures including the re-instatement and extension of the bund shall be submitted to and approved in writing by the local planning authority. These measures shall include the following:
-The retention of the earth bund surrounding the hardstanding at Compound A.·
-The retention of the boundary fencing facing Martham Road.
-If more fencing is to be erected it should be open post and rail fences that allow easy and free migration of terrestrial vertebrates through the site.
- A planting scheme for the car parking areas including details of mixed indigenous species hedgerow, trees and/ or grass.
- Details of bird and bat boxes provision on site.
Within 3 months of the date of approval these approved details shall be implemented and retained thereafter. Any trees and shrubs so planted which dies within 3 years shall be replaced within one year by the applicants or their successors in title. No further works shall be undertaken without the express approval of the Local Planning Authority.
The reason for the condition is :-
To enhance the visual amenity of the site and to secure biodiversity enhancements in line with the NPPF. |
| 5. | The number of storage containers on site shall not exceed 93 unless with in accordance with an alternative planning permission to have been first expressly granted in writing by the Local Planning Authority.
The reason for the condition is :-
For the avoidance of doubt, the interests of visual amenity and highways safety, and to ensure the retention of control over future development. |
| 6. | The storage containers hereby approved shall not be opened/accessed outside of the following hours:-
· 09:00 to 17:00 Mondays to Saturdays and,
· 10:00 to 15:00 Sundays and Bank and Public Holidays.

In the interests of the residential amenities of the occupiers of the nearest dwellings. |
| 7. | The storage containers hereby permitted shall only be used for storage purposes.

In the interests of the residential amenities of the occupiers of nearby dwellings. |
| 8. | No hazardous, toxic or poisonous substances shall be stored within the site at any given time.
In addition none of the following items shall be stored within the site at any given time:
- Combustible or flammable materials or liquids such as gas, paint, petrol, oil or cleaning solvents;
- Firearms, explosives, weapons or ammunition;
- Chemicals, radioactive materials, biological agents, toxic waste and asbestos.
- Any item that emits any fumes, smell or odour; or,
- Compressed gas.

In the interests of protecting residential amenity and the surrounding countryside. |
| 9. | The embanked soil bund to the rear of the containers within Compound A shall be retained and maintained to the height of the containers, for the duration of the lifetime of the permission hereby granted and use of the site for container storage.
The reason for the condition is :-
To enhance the visual amenity of the site and to avoid an unacceptable impact on the landscape setting of the area. |
| 10. | There shall be no installation or use of any external lighting on site without the express planning permission of the Local Authority. These details shall be submitted to the Local Planning Authority for approval prior to the installation of any lighting and should include details of how dark residential amenity is protected, dark skies impacts are minimised and ecological impacts are mitigated. Lighting shall only be installed and operated in accordance with the approved details shall only be operated as such retained thereafter.
The reason for the condition is :-
In the interests of preserving residential amenity, dark sky character of landscapes, minimising impacts on biodiversity and foraging corridors, and to ensure a suitable form of development. |
| 11. | The access gates to Area A shall open inwards, be set back, and thereafter retained a minimum distance of 5 metres from the near channel edge of the adjacent carriageway. Any sidewalls/fences/hedges adjacent to the access shall be splayed at an angle of 45 degrees from each of the outside gateposts to the front boundary of the site.
The reason for the condition is: -
In the interests of highway safety enabling vehicles to safely draw off the highway before the gates/obstruction is opened. |
| 12. | The on site car parking shall be retained as shown in the approved plans.
The reason for the condition is: -
To minimise the likelihood for on-street parking and thereby safeguard the interest of safety and convenience of road users. |
| 13. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner. |
| 14. | INFORMATIVE NOTES: Highways -

| 16. | Informative Note: Trade Waste -
The applicant is advised that businesses require a Trade Waste contract to dispose of all waste associated with commercial activities as stated in the Environmental Protection Act 1990, Section 34 |
| 17. | INFORMATIVE NOTES: Fire Hydrants -
The developer is responsible for ensuring sufficient hydrants are installed, in compliance with water regulations and Building Regulations Approved Document B Volume 2 sections 15 & 16 (Fire Hydrants / Water Supplies and Vehicle Access) with reference to the 'National guidance document on the provision of water for fire fighting' published by Water UK. All proposed hydrant provision should be to the satisfaction of the Norfolk Fire and Rescue Service. All expenses incurred shall be borne by the developer, owner or occupier of the commercial entity. |
