1.The plan number to which this permission relates is: 03. The development shall be carried out in accordance with the approved plans and shall be retained in the approved form thereafter. No material variation from these plans shall take place unless otherwise first agreed in writing with the Local Planning Authority. The reason for the condition is :- In order that the development hereby permitted shall be fully implemented in complete accordance with the approved plans and to accord with the Great Yarmouth Borough-Wide Local Plan.
2.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- Required to be imposed pursuant to Section 51 of the Planning and Compulsory Purchase Act 2004.
3.Notwithstanding the provisions of the Town and Country Planning (General Permitted )Order 2015 (or any order revoking and re-enacting that order with or without modification) there shall be no enlargement or extension of the barn hereby permitted, including any additions or alterations to the roof, new buildings ,windows or other openings other than those expressly authorised by this permission, shall be constructed without the written permission of the Local Planning Authority. The reason for the condition is :- In the interest of neighbouring residential amenity in accordance with the Great Yarmouth Borough-Wide Local Plan.
4.The materials to be used in the construction of the external surfaces of the development shall match the external materials used in the existing dwelling. The reason for the condition is :- In the interest of the character and amenity of the area in accordance with the Great Yarmouth Borough-Wide Local Plan.
5.Due to the close proximity of other residential dwellings the houses of any construction works shall be restricted to: 0730 hours to 1830 hours Monday to Friday 0830 hours to 1330 hours Saturday No work on Sundays or Bank Holidays The reason for the condition is :- In the interest of residential amenities.
6.In the event that contamination that was not previously identified is found at any time when carrying out the approved development ,it must be reported in writing immediately to the Local Planning Authority. All development shall cease and shall not commence until: 1) a report shall be submitted and agreed in writing with the Local Planning Authority which includes results of an investigations and risk assessment together with proposed remediation scheme to deal with the risk identified and, 2) the agreed remediation scheme shall be carried out and a validation report demonstrating its effectiveness has been approved in writing by the Local Planning Authority. The reason for the condition is :- In the interest of residential amenities.
7.Any access gates/bollard/chain/other means of obstruction shall be hung to open inwards, set back, and thereafter retained a minimum distance of 5 metres from the near channel edge of the adjacent carriageway. Any sidewalls /fences/hedges adjacent to the access shall be splayed at an angle of 45 degrees from each of the outside posts to the front boundary of the site. The reason for the condition is :- in the interest of highway safety enabling vehicles to safely draw off the highway before the gates/obstruction is opened.
8.Prior to the first occupation of the development hereby permitted the vehicular access indicated on Drawing No.18/229 03 shall be upgraded in accordance with the Norfolk County Council residential access construction specification (TRAD 5) for the first 5.0 metres as measured back from the near channel edge of the adjacent carriageway. Arrangement shall be made for surface water drainage to be intercepted and disposed of separately so that id does not discharge from or on to the highway carriageway The reason for the condition is :- To ensure construction of a satisfactory access and to avoid carriage of extraneous material or surface water from or onto the highway in the interests of highway safety and traffic movement
9.Prior to the first occupation of the development hereby permitted the proposed access, on-site parking and turning area shall be laid out, demarcated. levelled, surfaced and drained in accordance with the approved plan and retained thereafter available for that specific purpose. The reason for the condition is :- To ensure the permanent availability of the parking/manoeurvring areas, in the interest of satisfactory development and highway safety
10.It is an OFFENCE to carry out any works within the Public Highway, which includes a Public Right of Way, without the permission of the Highway Authority. Please note that it is the Applicant's responsibility to ensure that, in addition to planning permission, any necessary consents or approvals under the Highways Act 1980 and the New Roads and Street Works Act 1991 are also obtained from the County Council. Advice on this matter can be obtained from the County Council's Highway Design and Development Group. Please contact Stuart French on 01603 638070. If required, street furniture will need to be repositioned ad the Applicant's own expense. Public Utility apparatus may be affected by this proposal. Contact the appropriate utility service to reach an agreement on any necessary alterations, which have to be carried out at the expense of the developer.
