| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is:-
Required to be imposed pursuant to Section 18 of the Planning (Listed Building and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development shall be carried out in accordance with the revised plans. reference 18-118-106 C and 18-118 107 C received by the Local Planning Authority on the 23rd April 2019.
The reason for the condition is :-
For the avoidance of doubt. |
| 3. | The development shall be carried out entirely in accordance with the Historic Building Assessment received by the Local Planning Authority on the 23rd April 2019. No works other than those expressly mentioned at 4.0 of the Historic Building Assessment and within this permission shall be carried out and the works shall be carried out entirely in accordance with the details provided.

| 4. | The courtyard as identified on the approved plan shall at all times be accessible and available to all future occupants of all flats for the use as bin/refuge storage.
The reason for the condition is :-
To ensure there is adequate onsite bin storage. |
| 5. | At no time shall bins be stored forward of the principle elevation of the property.
The reason for the condition is :-
To preserve the setting of the listed building and to protect the amenities of the future occupier of the basement flat. |
| 6. | The door as shown at picture 18 of the Historic Building Assessment shall be retained in situ and not altered in any way in perpetuity. For the avoidance of doubt altered includes stripping, painting, covering or wallpapering or any other works that would affect the physical appearance.
The reason for the condition is :-
The conservation team have identified this as an important feature of the building and should be retained in situ in its present condition. |
| 7. | Prior to the occupation of the development hereby approved the paint that has been applied to the steps at the principle elevation shall be removed. Details of the method for removal shall be submitted to and approved by the Local Planning Authority prior to any works commencing and he removal shall be carried out in accordance with the approved details.

| 8. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner.
It is confirmed that this shadow HRA submitted by the applicant has been assessed as being suitable for the Borough Council as competent authority to use as the HRA record for the determination of the planning application, in accordance with the Conservation of Habitats and Species Regulations 2017.
In this instance the Borough Council has considered there is no likely significant effect on protected habitats arising solely from the development itself; and the development would contribute to the overall in-combination significant adverse effect identified by the Habitats Regulations Assessment Report for the Local Plan Core Strategy, but this effect can be adequately mitigated by the Habitats Monitoring and Mitigation Strategy; and that Strategy requires a payment of ÿ¿¿£110 per each additional dwelling towards the monitoring and mitigation provided through that Strategy. |
| 9. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposals meet the criteria for new housing development set out in saved Policy HOU7 of the Great Yarmouth Borough-Wide Local Plan and will preserve a historic asset in accordance with policy CS10 of the Core Strategy. |
