1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
2. | The development shall be carried out in accordance with the application form and approved plan (drawing reference: GJ/18/1838 04) received by the Local Planning Authority on 30 October 2018.
The reason for the condition is :-
For the avoidance of doubt. |
3. | No gate, door or ground floor window if installed shall open outwards over the highway.
The reason for the condition is :-
In the interests of highway safety. |
4. | Construction work shall not take place outside the following hours:-
07:30 to 18:30 Monday to Friday
08:30 to 13:30 Saturday
and no work shall take place on Sundays or Bank Holidays.
(These hours shall only apply to work generating noise that is audible at the boundary of the nearest noise sensitive property)
The reason for the condition is :-
In the interests of the residential amenities of the occupiers of nearby dwellings. |
5. | Prior to the first occupation of the flats hereby approved the bin storage area shown on the approved plan shall be made available for the storage of bins. All bins shall be stored within the approved area and the bin storage area shall remain available for such use in perpetuity.
The reason for the condition is :-
In the interests of the visual amenity if the street scene to avoid bins in areas likely to be a visual blight. |
6. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposal meets the criteria for domestic additions set out in saved Policy HOU18 of the Great Yarmouth Borough-Wide Local Plan. |
7. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner. |
