| 1. | Criteria c), d) and e) of Policy CS9 of the Great Yarmouth Local Plan: Core Strategy state that the Council will ensure that all new developments within the Borough should: - 1) promote positive relationships between existing and proposed buildings, streets and well lit spaces, thus creating safe, attractive, functional places with active frontages that limit the opportunities for crime; 2) provide safe access and convenient routes for pedestrians, cyclists, public transport users and disabled people, maintaining high levels of permeability and legibility and 3) provide vehicular access and parking suitable for the use and location of the development, reflecting the Council's adopted parking standards.
The proposed use of this currently empty area of land for storage units has the potential to cause noise and disturbance to adjoining dwellings which will result in the use having a significant adverse effect on the residential amenities of the occupiers of nearby dwellings.
There is no vehicular access to the site and therefore no provision for off road parking for vehicles delivering to or removing items from the storage units, the lack of parking space will result in parking problems in the surrounding roads and the additional traffic movements from vehicles using the storage units may cause an increase in noise and disturbance to the occupiers of nearby dwellings.
The proposal would therefore be contrary to the aims of Policy CS9. |
