No.Condition Text
1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the details contained in the planning application forms and drawing no's. 7813 01, 7813 05 rev D, 7813 20, 7813 21 and 7813 22 received by the Local Planning Authority on 27th September 2018. The reason for the condition is :- For the avoidance of doubt.
3.No development shall take place other than in accordance with the approved written scheme of investigation prepared by John Moore Heritage Services (Project no: 3922, dated April 2018). The reason for the condition is :- In order to enable investigation and recording of this site of archaeological interest to take place during the period of building works.
4.The dwelling hereby permitted shall not be occupied until the site investigation and post investigation assessment has been completed in accordance with the programme set out in the approved archaeological written scheme of investigation and the provision to be made for analysis, publication and dissemination of results and archive deposition has been secured. The reason for the condition is :- In order to ensure that the archaeological works and recording are completed.
5.Prior to the first occupation of the dwelling hereby permitted, the proposed access, on-site car parking and turning area for the dwelling shall be laid out, demarcated, levelled, surfaced and drained in accordance with the approved plan and retained retained thereafter available for that specific use. The reason for the condition is :- To ensure the permanent availability of the parking/manoeuvring area, in the interests of highway safety.
6.Vehicular and pedestrian (and cyclist) access to and egress from the adjoining highway shall be limited to the access off Browston Lane only. The existing access(es) or egress(es) shall be permanently closed and the footway / highway verge shall be reinstated in accordance with a detailed scheme to be agreed with the Local Planning Authority in consultation with the Highway Authority, concurrently with the bringing into use of the new access. The reason for the condition is :- In the interests of highway safety.
7.Notwithstanding the provisions of Schedule 2, Part 1, Class A of the Town and Country Planning (General Permitted Development) (England) Order 2015 (or any order revoking and re-enacting the order) no enlargement, improvement or other alteration to the dwelling hereby permitted shall take place without the prior consent of the Local Planning Authority. The reason for the condition is:- In the interests of maintaining the integrity of the design of the building.
8.Notwithstanding the provisions of Schedule 2, Part 1, Class E of the Town and Country Planning (General Permitted Development) (England) Order 2015 (or any order revoking and re-enacting the order) no buildings or enclosures shall be built within the curtilage of the dwelling hereby permitted without the prior consent of the Local Planning Authority. The reason for the condition is:- In the interests of maintaining the integrity of the design of the building.
9.REASON FOR APPROVAL OF THE APPLICATION :- This permission is granted under exceptional circumstances in an area where new dwellings would not normally be permitted because the innovative design of the dwelling complies with Paragraphs 79 and 131 of the National Planning Policy Framework and the aims of Policies CS9 and CS12 of the Great Yarmouth Local Plan: Core Strategy.
