1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
2. | The development shall be carried out in accordance with the application form received by the Local Planning Authority on 3 July 2018 and the revised plan (drawing reference: 7928 01 Rev A) received by the Local Planning Authority on 13 August 2018.
The reason for the condition is :-
For the avoidance of doubt. |
3. | Construction work shall not take place outside the following hours:-
07:30 to 18:00 Monday to Friday
08:30 to 13:30 Saturday
and no work shall take place on Sundays or Bank Holidays.
(These hours shall only apply to work generating noise that is audible at the boundary of the nearest noise sensitive property)
The reason for the condition is :-
In the interests of the residential amenities of the occupiers of nearby dwellings. |
4. | Prior to the first occupation of the development hereby permitted a 2.0 metre wide parallel visibility splay (as measured back from the near edge of the adjacent road The Glebe) shall be provided across the whole of the site's eastern roadside frontage. The parallel visibility splay shall thereafter be maintained at all times free from any obstruction exceeding 0.6 metres above the level of the adjacent highway carriageway.

In the interests of highway safety. |
5. | Prior to the first occupation of the development hereby permitted the proposed access and on-site car parking area shall be laid out, demarcated, levelled, surfaced and drained in accordance with the approved plan and retained thereafter available for that specific use. The hard surface shall be constructed to ensure that surface water is intercepted and disposed of separately so that it does not discharge onto the road The Glebe.
The reason for the condition is :-
To ensure the permanent availability of the parking/manoeuvring area, in the interests of highway safety. |
6. | Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order 2015 (or any order revoking and re-enacting that Order) the dwelling shall not be extended in any way without the prior consent of the Local Planning Authority.
The reason for the condition is:-
To enable the Local Planning Authority to retain control over any extensions to the dwellings in the interests of residential amenity and due to the size of the plot. |
7. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposal meets the criteria outlined in saved policy HOU7 of the Borough Wide Local Plan and policies CS2, CS3 and CS9 of the adopted Core Strategy. |
8. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner, in accordance with paragraphs 186 and 187 of the NPPF. |
