1.The development shall be carried out in accordance with the revised plan received by the Local Planning Authority on 5th July 2018. The reason for the condition is :- For the avoidance of doubt.
2.The the preperation of food for off-site consumption shall not occur outside the hours of 08:00-21:00 on any day. The collection fo the prepared food shall not occur outside the hours of 09:00-17:00 on any day. The reason for the condition is :- The avoid activity during unsociable hours which could adversely affect the amenities of neighbouring properties.
3.The preperation of food for off-site consumption hereby approved shall take place within the area marked in red on the plan titled 'Change of use Plan' received by the Local Planning Authority on the 06 April 2016 The reason for the condition is :- In the interest of clarity and to protect the integrity of the guest house use.
4.The preperation of food for off-site consumption hereby approved shall not be utilised for A5 use as defined under the Town and Country Planning Use Classes Order 1987 (or any order revoking or re-enacting that Order) and no food sales shall take place from the site at any time. The reason for the condition is :- To ensure the premises is used for catering of events instead of a hot-food takeaway in an inappropriate location.
5.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the criteria of policy CS 6 (supporting the Local Economy) and policy CS8 (Promoting tourism, leisure and culture) of the Great Yarmouth Local Plan Core Strategy 2015.
6.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner, in accordance with paragraphs 186 and 187 of the NPPF.
