| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development shall be carried out in accordance with the revised plan received by the Local Planning Authority on 23rd July 2018.
The reason for the condition is :-
For the avoidance of doubt. |
| 3. | The development permitted by this planning permission shall be carried out in accordance with the approved flood risk assessment (FRA) prepared by GVA, referenced 01B703247 and dated 06/03/2017, and the following mitigation measures detailed within the FRA:
The caravans on the site will be securely anchored to the ground to ensure that the caravans will remain in position throughout any flood event.
This mitigation measure shall be fully implemented prior to occupation and subsequently in accordance with the timing / phasing arrangements embodied within the scheme, or within any other period as may subsequently be agreed, in writing, by the local planning authority.
The reason for the condition is :-
To prevent damage to the surrounding area in the event of a flood. |
| 4. | The development permitted by this planning permission shall be carried out in accordance with the approved Flood Risk Assessment (FRA) prepared by GVA, referenced 01B703247 and dated 06/03/2017 and the following mitigation measures detailed within the FRA:
Finished ground floor levels are set no lower than 1.95 metres above Ordnance Datum (AOD).
The mitigation measures shall be fully implemented prior to occupation and subsequently in accordance with the timing / phasing arrangements embodied within the scheme, or within any other period as may subsequently be agreed, in writing, by the local planning authority.
The reason for the condition is :-
To reduce the risk of flooding to the proposed development and future occupants. |
| 5. | The foul drainage will be by connection to the public sewer only unless agreed in writing with the Local Planning Authority in consultation with the Environment Agency.
The reason for the condition is :-
To ensure the development is carried out in accordance with the details submitted and consulted upon. |
| 6. | The static caravans hereby approved shall be occupied for holiday purposes only and shall not be occupied as a person's sole or main place of residence. The static caravans located within the site shall not be occupied between 17th January and the 1st February of each year. The units hereby approved shall not be occupied for more than 21 consecutive days at a time with no return within the following 21 days.
The reason for the condition is:-
To ensure that the holiday units are not occupied as permanent residential accommodation as this would be contrary to Local and National Planning Policy and the site is designated a prime holiday area and the units should be retained for holiday use. |
| 7. | The number of static caravans hereby permitted shall not exceed 58. The site shall not be used for touring caravans or tents.
The reason for the condition is:-
To ensure a satisfactory intensity of development. |
| 8. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposal meets the criteria set our in Policy CS8 of the Great Yarmouth Core Strategy. |
