1.	Saved Policy EMP18 of the Great Yarmouth Borough-Wide Local Plan states that proposals for small scale businesses within existing settlements will be permitted provided the applicant can demonstrate that the proposed use would be compatible with and not significantly detrimental to adjoining and/or surrounding land uses, or result in adverse affects to occupiers of neighbouring premises; and adequate access, parking and service arrangements can be provided. The proposed construction of storage units on this area of land has the potential to cause noise and disturbance to adjoining dwellings and increased traffic and parking problems in the surrounding area which will result in the use having a significant adverse effect on the residential amenities of the occupiers of nearby dwellings. The proposal would therefore be contrary to the aims of saved Policy EMP18.
