1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
2. | The development shall be carried out in accordance with the forms and additional information received by the Local Planning Authority on the 9th May 2018 and the revised plan received on the 18th June 2018.

3. | Prior to the occupation of any of the holiday units hereby approved the details of leaflets and information packs to be made available to occupants shall be submitted to and approved by the Local Planning Authority in consultation with Natural England.

To ensure that the correct information is being disseminated to persons for the mitigation against direct effects on the Natura 2000 site in the locality. |
4. | Information in the agreed format as agreed at condition 3 of this planning permission shall be given to each occupier/occupying family/occupying group that visit the site to stay for one night or more.

5. | The caravans and site facilities shall only be used during the period from 1st February in any year to the 14th January the following year.
The reason for the condition is:-
To enable the Local Planning Authority to retain control over the use of the caravans for holiday accommodation in an area where permanent residential accommodation would not normally be permitted. |
6. | All caravans on the site shall be occupied for holiday purposes only and shall not be occupied as a person's sole or main place of residence.

7. | The owners/operators of the holiday park shall maintain an up-to-date register of the names of all owners/occupiers of individual caravans and of their main home addresses, and shall make this information available at all reasonable times to the Local Planning Authority.

To enable the Local Planning Authority to retain control over the use of the caravans for holiday accommodation in an area where permanent residential accommodation would not normally be permitted. |
8. | Prior to the commencement of the development, details of planting in accordance with the revised plan and additional information received by the Local Planning Authority on the 18th June shall be submitted to and approved by the Local Planning Authority. The details shall include the semi mature trees to be planted at the north eastern boundary.
The reason for the condition is:-
This is required as a pre commencement condition as the details will need to be known to ensure the correct species and maturity are to be provided prior to occupation of the units. The applicant stated in the additional information that this aspect could be dealt with by way of condition. |
9. | Prior the first occupation of the holiday units the landscaping shall be completed in accordance with the approved details. Should any tree fail or die within five years of planting it shall be replaced by a tree of similar size and time within the next planting season.

To ensure the planting is carried out and is maintained for a period of time which allows it to become established. |
10. | Prior to the first occupation of the holiday units the fence as shown on the revised plan received by the Local Planning Authority on the 18th June 2018 shall be erected in its entirety. The fence shall be retained in the position shown on the approved plan unless otherwise agreed in writing by the Local Planning Authority.

In the interests of the amenities of the locality. |
11. | No development shall take place until an archaeological written scheme of investigation has been submitted to and approved by the local planning authority in writing. The scheme shall include an assessment of significance and research questions; and 1) The programme and methodology of site investigation and recording, 2) The programme for post investigation assessment, 3) Provision to be made for analysis of the site investigation and recording, 4) Provision to be made for publication and dissemination of the analysis and records of the site investigation, 5) Provision to be made for archive deposition of the analysis and records of the site investigation and 6) Nomination of a competent person or persons/organization to undertake the works set out within the written scheme of investigation.
The reason for the condition is:-
This condition is required to be a pre commencement condition to protect a site of archaeological or scientific interest from disturbance during the period of building or engineering works. If it were no pre-commencement there is a risk that special features could be lost and not recorded. |
12. | No development shall take place other than in accordance with the written scheme of investigation approved under condition 11 of this planning permission.
The reason for the condition is:-
To protect a site of archaeological or scientific interest from disturbance during the period of building or engineering works. |
13. | The development shall not be occupied until the site investigation and post investigation assessment has been completed in accordance with the programme set out in the archaeological written scheme of investigation approved under condition 11 and the provision to be made for analysis, publication and dissemination of results and archive deposition has been secured.

To ensure that the information is available for publication and that the post investigation assessment is completed in accordance with the agreed programme. |
14. | Prior to the commencement of the development details of drainage, foul and surface, shall be submitted to and agreed by the Local Planning Authority. The drainage shall be installed as approved prior to occupation of the holiday units hereby approved.
The reason for the condition is:-
This is required to be a pre commencement condition n order to ensure satisfactory drainage arrangements as details have not been submitted as part of the application. |
15. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposal complies with Policies CS2, CS6, CS8 and CS16 of the adopted Core Strategy |
