1.Prior to the first occupation of the development hereby permitted the vehicular access shall be provided and thereafter retained at the position shown on the approved plan (drawing number 813/2 Rev C) in accordance with the highway specification (Dwg. No. TRAD 1) attached. Arrangement shall be made for surface water drainage from the site to be intercepted and disposed of separately so that it does not discharge from or onto the highway carriageway. The reason for the condition is:- In the interest of highway safety and traffic movement.
2.Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order 2015 (or any order revoking and re-enacting that Order) no gates, bollard, chain or other means of obstruction shall be erected across the approved access unless details have first been submitted to and approved in writing by the Local Planning Authority. The reason for the condition is:- In the interests of highway safety.
3.Prior to the first occupation of the development hereby permitted a visibility splay measuring 2.4 X 43 metres shall be provided to each side of the access where it meets the highway and such splays shall thereafter be maintained free from any obstruction exceeding 0.6 metres above the level of the adjacent highway carriageway. The reason for the condition is:- In the interests of highway safety.
4.Prior to the first occupation of the development hereby permitted the proposed access / on-site car parking / turning area shall be laid out, demarcated, levelled, surfaced and drained in accordance with the approved plan (drawing reference: 813/2 Rev C) and retained thereafter available for that specific use. The reason for the condition is:- To ensure the permanent availability of the parking manoeuvring area, in the interests of highway safety.
5.Prior to the first occupation of the development hereby permitted the off-site highway improvement works referred to on the plan (drawing reference: 813/7 Rev A) shall be completed to the written satisfaction of the Local Planning Authority in consultation with the Highway Authority. The reason for the condition is:- To ensure that the highway improvement works are designed to an appropriate standard in the interest of highway safety and to protect the environment of the local highway corridor.
6.No boundary treatments shall be erected on the north west boundary between the dwelling and highway without the written consent of the Local Planning Authority. Reason for the condition is:- In the interests of highway safety and the visual amenities of the area.
7.Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order 2015 (or any order revoking and re-enacting that Order) no extensions shall be built or windows inserted into the walls or roof of the buildings. The reason for the condition is:- In the interests of the residential amenities of the occupiers of the adjacent property.
8.The development shall be carried out in accordance with the revised plan received by the Local Planning Authority on the 16th April 2018 (drawing number 813/2 Rev c) and forms received on the 11th December 2014. The reason for the condition is :- For the avoidance of doubt.
9.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the criteria set out in the adopted Great Yarmouth Borough-wide Local Plan.
