1.	Policy CS1 of the Great Yarmouth Local Plan; Core Strategy and saved Policy HOU7 of the Great Yarmouth Borough-Wide Local Plan allow new housing development subject to there being no adverse effect on the residential amenities of adjoining occupiers or users of land. The proposed pair of houses at the rear of the site are contrary to the aims of these policies in that the height and bulk of the dwellings and their proximity to the boundary with the neighbouring dwelling to the north will result in overshadowing and loss of light to that property. The height and width of the end elevation will also have a significant adverse effect on the outlook from the private garden area of that dwelling. Taken together it is considered that this will result in an unneighbourly form of development that would have an adverse effect on the residential amenities of the adjoining dwelling to the north of the site.
