1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the application form and approved plan (drawing reference: 2517.02) and the measures detailed in the Flood Warning and Evacuation Plan received by the Local Planning Authority on 7 September 2018. The floor levels shall be set in accordance with the details received by the Local Planning Authority on the 7 September 2018. The reason for the condition is :- For the avoidance of doubt.
3.In accordance with the approved plans the external materials used in the extension hereby approved shall match those used in the existing structure. The reason for the condition is :- In the interests of visual amenity.
4.In accordance with the Flood Warning and Evacuation Plan a copy of the approved Flood Warning and Evacuation Plan shall be displayed prominently within the site prior to the first use of the extension hereby approved. The reason for the condition is :- To ensure staff and customers have access to the Flood Warning and Evacuation Plan.
5.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the criteria outlined in saved policy TR21 of the Borough Wide Local Plan and policies CS8, CS9 and CS10 of the adopted Core Strategy.
6.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner.
