1.	The Local Planning Authorty considers that the proposal because of its scale, form and massing at the front of the property, to be over dominant feature in the streetscene and out of keeping with the existing dwelling and character of the area. The proposal is therefore considered by the Local Planning Authority to be contrary to saved Policy HOU18 (i) of the Geat Yarmouth Borough Wide Local Plan 2001 which only permits development in keeping with the existing dwelling and chacter of the area.
2.	STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner, in accordance with paragraphs 186 and 187 of the NPPF but the local authority is not able to support the application which is a revision of a priviously approved extension to the front of the property which remains extant and supported by the Council.
