| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development shall be carried out in accordance with the planning application forms and site location plan received by the Local Planning Authority on 17th January 2018 and the revised drawings (no. 1243/1 Rev. B) received by the Local Planning Authority on 15th March 2018; and (dwg.no 1243/2) received by the Local Planning Authority on 22nd February 2018.

| 3. | No work shall commence until samples of the exact types and colours of the facing bricks and roof tiles have been submitted to and approved in writing by the Local Planning Authority.
The reason for the condition is :-
In the interests of the visual amenities of the area as precise details of these materials have not been submitted. |
| 4. | No work shall commence on the site until such time as detailed plans showing the construction and surfacing of the access road and "on-site" surface water drainage have been submitted to and approved by the Local Planning Authority. The road and drainage shall be constructed and thereafter maintained in accordance with the approved details.
The reason for condition is:-
To ensure the construction of the access road is of a suitable standard and to ensure that surface water does not drain onto adjoining land. |
| 5. | No work shall commence until details of the boundary treatments have been submitted to and approved by the Local Planning Authority. The boundary fences/walls shall be completed in accordance with the approved details before the dwellings are first occupied.
The reason for the condition is :-
In the interests of the residential amenities of the occupiers of adjoining dwellings. |
| 6. | Prior to the first occupation of the development hereby permitted, the vehicular access shall be provided and thereafter retained at the position shown on the approved plan (drawing no. 1243/1 Rev. B) in accordance with the attached highway specification (Dwg. No. TRAD 1) attached. Arrangement shall be made for surface water drainage to be intercepted and disposed of separately so that it does not discharge from or onto the highway carriageway.

To ensure satisfactory access into the site and avoid carriage of extraneous material or surface water from or onto the highway. |
| 7. | Prior to the first occupation of the development hereby permitted, the proposed access, on-site car parking and turning area shall be laid out and demarcated in accordance with the approved plan and retained thereafter available for that specific use.
The reason for the condition is :-
To ensure the permanent availability of the parking/manoeuvring area, in the interests of highway safety. |
| 8. | Notwithstanding the submitted details, unless otherwise agreed in writing by the Local Planning Authority, the proposed private drive shall be constructed perpendicular to the highway carriageway and shall be maintained in perpetuity at a minimum width of 4.5 metres for a minimum length of 5 metres as measured from the near edge of the highway carriageway.

| 9. | Notwithstanding the provisions of Class A of Schedule 2, Part 2 of the Town and Country Planning (General Permitted Development) (England) Order 2015, (or any Order revoking, amending or re-enacting that Order) no gates, bollard, chain or other means of obstruction shall be erected across the approved access unless details have first been submitted to and approved by the Local Planning Authority.

| 10. | Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order 2015 (or any order revoking and re-enacting the order) no extensions shall be built or windows or other openings (except those shown on the approved drawing) inserted into the walls or roof of the dwellings hereby permitted without the prior consent of the Local Planning Authority.
The reason for the condition is:-
In the interests of the residential amenities of the occupiers of the adjacent property. |
| 11. | Construction work shall not take place outside the following hours:-
07:30 to 18:00 Monday to Friday
08:00 to 13:00 Saturday
and no work shall take place on Sundays or Bank Holidays.
(These hours shall only apply to work generating noise that is audible at the boundary of the nearest noise sensitive property)

In the interests of the residential amenities of the occupiers of nearby dwellings. |
| 12. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposals meet the criteria for new housing development set out in saved Policies HOU7 of the Great Yarmouth Borough-wide Local Plan (2001) and Adopted Policy CS3 and CS9 of the Great Yarmouth Local Plan Core Strategy (2015). |
| 13. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner, in accordance with paragraphs 186 and 187 of the NPPF. |
| 14. | NOTES - Please read the following notes carefully:-
This development involves works within the public highway that can only be carried out by Norfolk County Council as Highway Authority unless otherwise agreed in writing.
It is an OFFENCE to carry out any works within the Public Highway, which includes a Public Right of Way, without the permission of the Highway Authority. Please note that it is the applicant's responsibility to ensure that, in addition to planning permission, any necessary consents or approvals under the Highways Act 1980 and the New Roads and Street Works Act 1991 are also obtained from the County Council. If required, street furniture will need to be repositioned at the applicant's expense.
Public Utility apparatus may be affected by this proposal. Contact the appropriate utility service to reach agreement on any necessary alterations, which have to be carried out at the expense of the developer. |
