1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the application form and approved plan received by the Local Planning Authority on 8 December 2017. The reason for the condition is :- For the avoidance of doubt.
3.Prior to the completion of the development hereby approved the proposed hedging shown on the approved plan shall be planted in its entirety unless otherwise agreed in writing with the Local Planning Authority. The reason for the condition is :- In the interests of improving the development in terms of character.
4.Notwithstanding condition 3 the new roadside boundary hedge shall be planted on the applicants land a minimum distance of 0.5 metres back from the highway boundary as indicated on the approved plan. The reason for the condition is:- In the interests of highway safety.
5.The garage hereby approved shall only be used for private domestic use in connection with adjacent dwelling (4 Symonds Avenue) only. The reason for this condition is:- In the interests of the residential amenities of the occupiers of adjacent property and to ensure suitable use of the garage.
6.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the criteria for domestic additions set out in saved Policy HOU18 of the Great Yarmouth Borough-Wide Local Plan.
7.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner, in accordance with paragraphs 186 and 187 of the NPPF.
